Set-aside planner
The big bills you can see coming — property taxes, the January service visits, quarterly estimated taxes. Enter what each one cost in past years. The plan uses last year’s amount (type over it if you know better) and spreads it across the months before it is due, so you know how much to put aside each month.

Tick each part as you finish it. A month counts as done when all four are ticked; books for a month are due the 10th of the next month.

Log-wide findings
Patterns across the whole log rather than problems with any single line. Reviewers look at the shape of a log before they look at its contents.

The individual entries costing you the most countable time. Fixing these first moves the number most.
Tax worksheet
For the tax the booking platform does not collect for you. Put in each stay's accommodation and cleaning charge, and this totals them and applies your rate, so you have one figure to file and a sheet to keep as the working.
Taxes you file yourself
One line per tax, and tick the booking channels you are responsible for. Where the platform files it for you, leave it unticked and those stays are ignored for that tax.
Stays in this period
Working this out is operational bookkeeping — log the time on the entry page like any other work.
Quarterly county form
For a county that wants a paper return with a check. Fill in your filer details once, pick a quarter, and it totals the stays and works out the tax.
Bring in your REPStracker history
Export a CSV from REPStracker, open it in any text editor or spreadsheet, and paste the whole thing below. Column names are matched loosely — date, hours, description, property, and category are picked up under most spellings. Nothing is written until you confirm the preview.
Get your data out
The CSV carries every computed status, every flag, every correction, and every override reason, so your accountant can see the reasoning and not just the totals. Keep a copy outside this app.
Activities
An activity is what the test is applied to, and you can have as many as you need. Properties covered by one grouping election form a single activity and their hours pool against one threshold. A second election covering different properties is a second activity, with its own threshold. A property in no election stands alone as its own activity. Every name here is yours to set — call each one whatever you and your CPA call it.
100-hour test — at least 100 hours, and not less than any other individual's participation. That is each person separately, not everyone added together, so a cleaner at 90 hours and a handyman at 80 do not combine against you.
Properties
Each property belongs to exactly one activity.
People
Everyone who appears in the log, and whose hours count. Changing a role here updates every entry that person has.
Bills you pay every month
The ones that come around again and again. Set the usual time and the activity once, then pick the bill from the entry form instead of retyping it. Add what you paid last month and where it belongs — the Reminders tab uses it to show roughly what each month costs. It is a guide; this month’s bill may differ.
Filing deadlines
Whatever you have to file on a schedule — occupancy tax, sales tax, license renewals. The next five show under your hours on the entry page.
Places you drive to over and over
Round trip, door to door, in minutes — timed for an ordinary weekday with normal traffic, not an empty road at 2am. Set them once and pick them from the entry form instead of working the time out again every trip.
Where your proof files live
This app cannot store files — the runtime it publishes to does not grant this page file storage, so there is no upload button and nothing here pretends otherwise. Files live in a folder you control, and each entry points at them by link.
Your own activity categories
Add a category the list does not have, and choose how its hours are scored. Use Counts only for hands-on work running the rental. Anything a reviewer could call investing, learning or travel belongs under At risk or Doesn’t count.
Why a line gets flagged
Every rule the ledger applies, what triggers it, and what it is based on. Nothing here is a substitute for your CPA's read on your facts — take the export to them and let them set the final line.
